120 Harley St.

FSP recently carried out a feasibility for this Grade I listed building. The building is a Georgian period house with ornate Italian Plaster and timber panelling in many of the rooms. Over the years the original floor plate had been carved up into a series of consulting suits. The clients brief was to maximise the lettable are by reconfiguring the existing floor plate and the existing extension to the rear of the building. During our initial appraisal of the building we found that the rear extension was of dubious quality. FSP proposed a completely new extension to the rear of the original building. This extension will incorporate an atria as the main circulation route which will also provide natural light to the Basement and Ground floor offices.

In addition to the design of the extension, FSP had to carry out extensive research into the Georgian house style to recreate the essence of the original floor layouts and to provide a 'Jib' door to conceal an 8 person lift in the main entrance.
