Facing onto Welbeck Street Nos. 41 and 42 were substantial five storey buildings plus basements.  The redevelopment entailed merging both buildings into one entity providing six floors of new open plan office accommodation behind the fully retained front facades to provide rationalised flexible DDA compliant office space.


A service and circulation core comprises a disabled compliant lift, ambulant disabled staircase, ventilation and electrical riser ducts, unisex toilets and cleaners cupboards.  Disabled WC facilities are provided at Ground and Second Floor Levels.  A disabled WC and Shower, Locker and Drying Room, Electrical Switchroom and Comms Room are provided at Basement Level.  Principal air conditioning plant is located on the roof within acoustic enclosures in a visually screened area.  A biodiverse brown roof and accessible external terrace are provided at Second Floor


The three storey extension at Basement, Ground and First Floors provides continuous uninterrupted floor plates extending out to Cross Keys Close. 


The new contiguous first floor extension has been designed with large recessed lightwells on either side to reflect the original built form and to respond to the existing basement lightwells serving both No. 40 and 43.  Two large rooflights have been introduced within these lightwells at first floor roof level, to conduct natural light into both the ground and basement floors.


There are no rights of light issues affecting either of these buildings.  These proposals are fully compliant with daylight/sunlight analysis.
